What level of buildings insurance do I need?

Buildings insurance should be sufficient to cover the reinstatement or rebuild value of the property. This is generally detailed on a valuation report provided by an independent assessor.

Do I need to have buildings and contents insurance?
If the property has a mortgage, you will need to have adequate building insurance in place to protect the lender. There are no specific requirements to have additional contents insurance. It does, however, give peace of mind and protects your belongings in the case of accidental damage, loss, or theft.
What does buildings insurance not cover?

Every policy is different, however generally buildings insurance will not cover things such as wear and tear, frost damage to outside pipes and brickwork and storm damage. Deliberate damage is not covered as are claims where you have not lived at the property for an extended period of time (around 30-90 days).

You should read policy exclusions carefully to fully understand what you are and are not covered for.

Are all my valuables covered by my contents insurance?

Generally, content insurance policies will have a single item upper limit meaning you may need to pay extra to cover specific items that exceed this as well as things such as cameras or jewellery that you take out of the home.

In addition, your policy may not cover things such as the content of a freezer, for example. As with all insurance policies, the levels of cover do vary and you will want to be clear on exclusions as well as any policy excess.

Do I need contents insurance if I'm renting?

No, you do not need contents insurance if you are renting. However, it may be a good idea as whilst your landlord should have adequate buildings insurance in place and any contents insurance for their items, this will often not extend to items belonging to tenants.

Should I consider buying buildings and contents insurance together?

It can be a good idea to buy buildings and contents insurance together because many insurers will offer a discount on a dual policy.
